To make sure that our clients don’t jump straight into a project that may be of risks to them, at VJA we can help our clients understand the potential risks from the very beginning by giving our professional advice. We can also offer early investigation on the property or the site of the project to set the foundation for the best design outcomes.
SCHEMATIC DESIGN
We will meet with relevant stakeholders, discuss the project, and discuss any concepts or constraints for the project. Based on the brief, our collaborative and professional team will research ideas, investigate the feasibility of the project, visit the site, explore its environments and produce a unique response. Additionally, our experiences staff are able to produce photo-realistic renders to fully communicate the concept or for marketing purposes.
TOWN PLANNING
Based on the design produced for the site, we meet with the relevant authorities and draw on our contacts within the professional community. This consultation process involves finetuning initial concepts to fit within environmental constraints while ensuring the creation and delivery of high-quality outcomes within specified timelines and budgets.
TENDER & CONSTRUCTION DOCUMENTATION
One of our core strengths here at VJA is working as a team. This is no better reflected as when we are working with a team of consultants to give you the finished product. A design that can be fully realized & built.
This stage of the process involves taking the design that has been approved by the relevant council & working with consultants as well as producing a set of documents that can be issued for tender and to a building surveyor for approval to construct. We have selected consultants that we have worked with extensively over our years of service that we have grown to know & trust with projects we have presented to them.
INTERIOR DESIGN
In accordance with your brief and your budget, we will select materials and design the internal space. We can also design and document joinery for kitchens, amenities & other areas. VJA can select finishes and can even select furnishings for your completed project.
PROJECT MANAGEMENT
To assist you in your building journey, we can assist you by managing the tender process of your project on your behalf. We can select contractors, handle any queries from tenders, analyse tenders received & based on our experience in the industry, give you our recommendations on which tenderer to select.
Once a contractor has been appointed, we can also manage the construction process on your behalf as your representative or superintendent. We can chair site meetings with the builders, handle queries from builders and arrange for payments to be made.
